Start with the size of your roof

What pushes a quote up or down

Pitch. The Ken Caryl and Southridge two-stories are 8/12 to 12/12, which means staging, harnesses and a slower crew: add 10–20%.

Layers. A second layer under the first is $1,000–$2,500 more in labor and landfill.

What's under the shingles. Each replaced OSB sheet is $90–$150. A 1980s shake tear-off whose skip sheathing has to be overlaid with new decking is $1,500–$4,000 across the roof.

Cut-ups. Every valley, dormer, skylight and chimney is flashing work. A plain gable on a Columbine ranch is the cheapest roof in the city to replace; an Eastridge hip with four dormers is not.

Access. Long Valley driveways, pools, and the tight lots in Old Littleton add crew time.

The hail year. After a big storm the schedule fills three to six weeks out and shingle prices can jump mid-season. If your roof is simply old, a quiet spring or fall gets you a faster crew and a steadier number.

Deductibles, depreciation and the law
